Orange County has hundreds of lakes, and the Orlando area gets most of its rain in a wet season that usually runs from late May to mid-October. Hurricane Ian in 2022 dropped more than 14 inches on Orlando after a month of rain, and September 2022 was the city's wettest month on record. Gutters cannot stop a lake from rising. They keep roof water from adding to the problem at your foundation.
For new homes and accessory dwelling units built on infill lots, Orange County's lot grading policy (revised May 2023) sets a desired minimum slope of 1 percent and lists gutters and downspouts among its example drainage methods. When improvements sit within 20 feet of a property line, the plans must show that runoff will not be directed toward neighboring properties. After the county approves the grading, the owner is responsible for maintaining it. If you are not sure whether your lot is in the city or unincorporated Orange County, ask before you change drainage. Orange County's Roads and Drainage Division handles unincorporated roads and drains.
Orange County uses a floodplain rule that sets new floors 1 foot above the base flood elevation, and it has a Community Rating System class 5 for flood insurance discounts. You can look up a flood zone on the county's map tool or by calling stormwater management at 407-836-5612. A home in a low-risk zone can still flood when rain outruns the drains, and a standard homeowners policy does not cover flood.
During Hurricane Milton in 2024, local gusts reached 55 to 75 mph and one reached 87. Laurel oaks and other mature trees drop a lot of leaves and limbs into Orange County gutters. Clear gutters and secure downspouts before storms. Like most gutter warranties, ours does not cover storm damage.
We also install and repair gutters in Osceola County and Polk County, plus Brevard County. See all service areas.
