Learn moreLake Nona sits inside the City of Orlando and covers about 17 square miles. It is divided into four neighborhoods: Lake Nona Central (VillageWalk), Lake Nona Estates, Lake Nona South (Medical City and Laureate Park) and Northlake Park. It grew from about 1,500 people in 2000 to more than 50,000 by 2015.
Most Lake Nona homes are under 25 years old. A local guide gives Northlake Park a median build year of 2006. At that age, gutters are usually sound, but builder spec may not be sized for large roofs, and some homes were built without them.
Many Lake Nona communities have an HOA, and some carry CDD assessments that fund roads and drainage. In 2026 Orlando created the Dowden Central CDD, nearly 380 acres in southeast Orlando, to fund roads, drainage, utilities and parks. Those districts maintain common areas and ponds, not your roof gutters. Check your documents to see where the line is.
Because Lake Nona is inside Orlando, the city's stormwater fee, based on impervious area, applies. The city also requires owners to maintain private ponds, and it says to keep yard waste out of them. Roof water should reach the street or pond system without eroding your yard.
Besides Lake Nona, we work throughout Orange County, including Hunters Creek, Belle Isle, Orlando. See all service areas.
