Local homeowner informationWhat Horizon West homeowners should know about gutters

Horizon West is a master-planned area in southwest Orange County. The county says its plan was adopted in 1995 and describes five villages and a Town Center surrounded by greenbelts, on about 20,700 gross acres of which about 11,850 are developable.

A very new housing stock

Census place counts show single-family homes in the Horizon West area going from about 3,600 in 2010 to about 14,300 in the 2017-2021 estimates. Most roofs here are young, so the usual question is not repair but whether your home has full gutter coverage at all. If yours came with gutters only on some sides, or none, we can plan seamless runs and downspouts for the whole roofline.

Narrow lots and alley-served homes

The county's Horizon West design guidebook says lots 50 feet wide or less need alley-loaded garages and lots under 65 feet cannot have double-wide garage doors facing the street. Homes laid out this way sit close together, with tight side yards. Downspouts need to be placed so water reaches the street, alley or the lot's drainage path without crossing onto a neighbor's lot. Do not re-route water away from the way the builder graded the lot unless you have checked with your association.

Who approves gutter changes

The county guidebook covers building form, garages and porches. We did not find anything in it about gutters, so color and style approval usually comes from your village association or architectural committee. Whether you also pay a CDD depends on your neighborhood, so check your closing documents.

FAQsGutter questions from Horizon West homeowners

My new home has no gutters on the back. Should I add them?

Many owners add gutters over doors, along patios and above planting beds where roof water would otherwise splash or wash out mulch. On narrow lots, runs over the garage and side entries matter most. We will look at your roofline and tell you where gutters help and where they would add little.

Can I choose any gutter color in Horizon West?

Probably not. Most villages have an association, and many require approval for exterior changes. Send in your request with our written estimate and color sample. Check your association's rules first.

Which gutter size fits a new two-story home?

Six-inch K-style is common for larger or steeper roof sections, and seven-inch is an option for very large roofs. We size gutters and downspouts to the roof area and pitch, not just the house style.

How much does gutter installation cost in Horizon West?

The price depends on how many linear feet of gutter you need, the size and material, the number of corners and downspouts, how high the roof edge is, whether old gutters must be removed, and whether the fascia needs repair first. We give you a free written estimate after we see the home, so you know the number before any work starts. On Horizon West's smaller lots, the price depends mostly on roof length, corners and downspout routing.
