The basicsWhat is Mobile Home Skirting

Skirting is the panel system that wraps the perimeter of a manufactured home. In Florida it does real work. Heat, humidity, heavy rain, pests and strong storms all affect the area under the home, and skirting helps shield plumbing and wiring, reduces pest entry and blocks wind from blowing under the unit.

Materials include vinyl, aluminum or galvanized steel, brick, concrete block, faux stone panels and pressure-treated wood. Vinyl is affordable, easy to install and does not rot in humid conditions. A Florida news report notes that it can crack in extreme heat or high winds and may not hold up to flying debris in hurricane-prone areas, so it is best suited to inland areas with moderate wind exposure.

We install vinyl skirting, and we replace and repair existing panels.

Why it mattersBenefits

Protects the underside

Skirting helps keep moisture, wind-blown rain and debris away from plumbing and wiring under the home.

Helps keep pests out

A closed perimeter reduces places for rodents and other animals to get under the home.

Blocks wind under the unit

Skirting limits wind blowing beneath the home.

Cleaner look

The home looks finished instead of showing the underside.

Does not rot

Vinyl panels resist moisture and do not rot the way wood can in humid conditions.

Cost effective

Vinyl is typically the lowest-cost skirting material and goes up quickly.

How it worksThe installation process

  1. Look at the home and the ground

We check the perimeter, the height from ground to home, the grade and any obstacles such as steps, utilities or vents.

  2. Plan vents and access

Skirting needs ventilation and an access opening. We plan where vents and the access panel will go.

  3. Measure the perimeter

We measure each wall so panels can be cut to fit.

  4. Set the top and bottom channels

Rails or channels are installed along the base and under the home edge to hold the panels.

  5. Install the panels

Panels are cut and fitted into the channels, with trim at corners and openings.

  6. Add vents and the access panel

Vents and a removable access panel are installed, and the work is checked for fit and clean-up.

Is it right for you?Is it right for your home?

Often a good fit when

  • Your skirting is cracked, missing, faded or damaged.
  • The underside of your home is open or partly open.
  • You have just set or moved a home and need skirting installed.
  • You want an affordable, low-maintenance finish.

Worth thinking about

  • Ventilation is required. Published code excerpts commonly call for about 1 square foot of vent opening for each 150 square feet of floor area, with vents near the corners, and a screen to keep rodents out. Check what applies where you live.
  • An access opening is needed to reach plumbing and utilities. Published excerpts mention a minimum of roughly 18 by 24 inches.
  • Dryer vents and air conditioning drains need to pass through the skirting and out.
  • Vinyl is not the best choice everywhere. In high-wind or hurricane-prone areas, some places require masonry or reinforced systems. Your local code official has the final say.
  • Skirting should be anchored securely and should not trap water against the siding.

Keeping it in shape

Check skirting after storms and each season. Look for cracked or loose panels, blocked vents, and gaps that animals could use. Keep soil and mulch from piling against the panels.

FAQsQuestions we hear

Why does a mobile home need skirting?

It closes the perimeter under the home. That helps keep out pests and wind, protects plumbing and wiring from weather, and gives the home a finished look. Local codes often require it.

Is vinyl skirting a good choice in Florida?

Vinyl is affordable, easy to install and does not rot in humid weather. It can crack in extreme heat or high wind, so it is best suited to areas with moderate wind exposure. Check your local requirements.

Does skirting need ventilation?

Yes. Published code excerpts commonly require vent openings sized to the home, placed near the corners, with screening to keep rodents out. We plan vents as part of the install.

How do I get to the plumbing under my home?

Skirting should include an access opening. Published excerpts mention a minimum around 18 by 24 inches, with a removable cover.

Can you replace just part of my skirting?

Yes. We repair and replace damaged panels as well as install complete new skirting.
