Local homeowner informationWhat Osceola County homeowners should know about gutters

Lakefront St. Cloud, lakefront Kissimmee, and everything between

St. Cloud sits on East Lake Tohopekaliga and Kissimmee sits on Lake Tohopekaliga, so many homes here share a lot with a lake, a canal or a retention pond. In 2022, after Hurricane Ian, the South Florida Water Management District worked to move water through the lake system for days while the lakes rose and then slowly eased. For a homeowner, the practical point is where roof water goes. When the ground near a lake or canal is already wet, a downspout that dumps beside the foundation has nowhere to send the water. We plan the downspout route before the gutter run. Gutters handle roof runoff only. They do not hold back a rising lake.

Established neighborhoods and newer communities

Older Osceola streets, such as those in and around historic downtown St. Cloud and parts of Kissimmee, often mean older roof edges. We check the fascia and soffit first, because years of overflow can soften the wood the gutters hang from. Newer communities raise different questions. Many are managed by a homeowners association, and in Osceola County the HOA is the first contact for a neighborhood pond that is not maintained by the county. Check your association's rules on gutter color, style and approval before you choose anything. We can give you a written estimate to include with your application.

Flat ground and local storm drains

Much of the county is low and flat, so water has little slope to run off after the gutter lets go of it. Osceola County explains that even areas rated low risk can see localized flooding when rain is heavier than the storm drains can handle, and that streets are designed to hold extra water in big storms and should drain within a day or two. If water on your street lingers longer, the drainage system may need maintenance, and the county page lists who to contact. Keep your own roof water on your own lot. Extensions, splash blocks or underground drain lines can carry it away from the slab, but should not push it onto a neighbor's yard or into a low spot that already holds water. Details are on the county's Flooding and Stormwater page.

Sizing gutters for a heavy-rain county

The county describes a 100-year storm as 12.9 inches of rain over 96 hours, and says that means a 1 percent chance in any year, not once every hundred years. Most rain events are far smaller, but summer thunderstorms can still overwhelm a gutter that is small, clogged or pulling loose. How much water a gutter must carry depends on your roof's size, pitch and valleys, not on your zip code. On large or complex roofs, we may recommend 7-inch gutters, bigger downspouts or super gutters. Before hurricane season, clear gutters and check that downspouts are secured.

FAQsGutter questions from Osceola County homeowners

Do lakefront homes need different gutters than inland homes?

The gutters themselves are sized to the roof, not to the lake. What often differs is the discharge. Near a lake, canal or pond the yard can be saturated for long stretches, so the downspout route matters. We look at where water can safely go on your lot and recommend extensions or underground drain lines only where they make sense.

Water stays on my street after storms. Are my gutters the cause?

Not usually. Street water comes from the neighborhood storm drainage system. Osceola County says street water should drain within a day or two and that a longer delay may mean a drainage system needs maintenance. Check the county Flooding and Stormwater page for who to contact. Your gutters control roof water only. We can make sure that water leaves your roof and goes away from your house.

I live in a newer community with an HOA. What should I check first?

Read your association's rules on gutter color, style and exterior changes, and ask whether approval is needed. If your neighborhood has a pond or drainage area, ask the HOA before connecting any drain line to it. We can provide a written estimate to include with your application.

How much does gutter installation cost in Osceola County?

The price depends on how many linear feet of gutter you need, the size and material, the number of corners and downspouts, how high the roof edge is, whether old gutters must be removed, and whether the fascia needs repair first. We give you a free written estimate after we see the home, so you know the number before any work starts.

What services do you offer and how do I get an estimate?

We install and repair gutters, downspouts, gutter guards, soffit and fascia, pool cage and lanai screening, super gutters, mobile home skirting and underground drainage, and we offer gutter cleaning and a yearly maintenance plan.
