Local homeowner informationWhat Windermere homeowners should know about gutters

Windermere sits between Lake Down and Lake Butler, at the head of the Butler Chain of Lakes. The county's Water Atlas lists 13 interconnected lakes with more than 5,000 acres of water, and the Windermere Water Navigation Control District regulates water levels.

Big roofs, big runs of water

Many lakefront homes here are large, with complex roofs. A big roof sheds a lot of water to one spot, so 7-inch gutters, half-round or copper, and a good downspout plan matter more than on a smaller home. We count valleys and roof sections and place downspouts for them, not just one at each corner.

Lake levels that stay high for months

A 2006 study of the Butler Chain found that after major storms, levels typically stayed above 100 feet for about five months before easing, with the chain's highest readings in 1960 and 2004. The district also regulates the minimum land fill elevation for residential building. Gutters cannot change a lake's level. But when ground near the shore stays saturated, downspouts that end in the lawn have little room to soak in. Piping water to a safe discharge point is worth considering. Orange County Water Atlas has more on the chain.

Check the town before you start

The Town of Windermere has a Development Services office, a Building Department, and a Historic Preservation Board. If your home is in town, ask whether exterior work needs a permit or review. If you live in an unincorporated area nearby, your association may also have rules. Check with both before you order.

FAQsGutter questions from Windermere homeowners

Should I choose 6-inch or 7-inch gutters for a large lakefront home?

Seven-inch gutters and extra downspouts suit large or steep roofs and long valleys. Six-inch is enough for many smaller sections. We size by roof area and pitch, and we will walk the roofline.

Do you install copper or half-round gutters?

Yes. We install half-round and copper gutters, and we also install K-style in 6-inch and 7-inch sizes.

Can I run my downspouts to the lake?

Not without checking. Lake discharge can be regulated, and association or town rules may apply. We can plan underground drainage or extensions that end at an allowed point, but confirm your options with the town or association.

How much does gutter installation cost in Windermere?

The price depends on how many linear feet of gutter you need, the size and material, the number of corners and downspouts, how high the roof edge is, whether old gutters must be removed, and whether the fascia needs repair first. We give you a free written estimate after we see the home, so you know the number before any work starts. Windermere's large lakefront homes usually mean long gutter runs and several downspouts, and copper or half-round raises the price further.
