Local homeowner informationWhat Orlando homeowners should know about gutters

Orlando has hundreds of lakes in and around the city, historic districts such as Lake Eola Heights, and neighborhoods that range from 1920s bungalows to brand-new communities.

Historic districts and older roofs

Lake Eola Heights Historic District alone has 487 historic buildings, in styles from Craftsman to Mediterranean Revival, and College Park grew mostly in the 1920s. Homes that old often have wood eaves and fascia with a century of weather on them, so we check those boards before we hang new gutters. Laurel oaks are among the most common residential trees in the city and drop a lot of leaves, so gutter guards are worth a look.

What Hurricane Ian did to the lakes

Ian dropped more than 14 inches on Orlando in 2022, after a month of rain had already saturated the ground. Lake Eola, Lake Davis, Lake Cherokee and Lake Ivanhoe overflowed, and streets around Lake Silver and Lake Adair flooded. September 2022 was Orlando's wettest month on record. Gutters cannot stop a lake from overflowing, but they keep roof water from adding to the problem at your foundation.

Your roof counts in the stormwater fee

Orlando bills a stormwater fee on the property tax bill based on impervious area, and that includes roofs. The city also says property owners must maintain private ponds and keep yard waste out of ponds and storm drains. If your community has a dry retention pond, it is designed to drain within 72 hours of a storm.

FAQsGutter questions from Orlando homeowners

Can you work on a home in a local historic district?

Yes. Parts of Orlando are local historic districts, and exterior changes may need review first. Check with the city before you order, and we can give you a written estimate to include with your request.

How do I find out if my Orlando home is in a flood zone?

Look up your address on FEMA's Flood Map Service Center, or ask the city. In a mapped flood zone, Orlando requires new floors at least 1 foot above the base flood elevation. Low-risk zones can still flood when rain outruns the drains.

How much does gutter installation cost in Orlando?

The price depends on how many linear feet of gutter you need, the size and material, the number of corners and downspouts, how high the roof edge is, whether old gutters must be removed, and whether the fascia needs repair first. We give you a free written estimate after we see the home, so you know the number before any work starts. In Orlando's older neighborhoods, soft fascia is the most common reason a quote goes up.
