Learn moreHarmony is a master-planned community near St. Cloud. Its community development district was established in 2000, the Residential Owners Association followed in 2002, and homes were occupied from about 2003. It is built around a large conservation area, with Buck Lake and Cat Lake as natural lakes.
Harmony kept wetlands and tree canopy throughout the community and is certified Green by the Florida Green Building Coalition. That is good for the neighborhood and hard on gutters, because leaves and needles end up in them. Gutter guards help keep debris out and cut down on cleaning.
Many Harmony homes sit on larger lots with long rooflines, which means long gutter runs and several downspouts. A larger roof sheds more water to one spot, and a 7-inch gutter handles that better than a 6-inch one. We measure the roof and recommend the size at your estimate.
Harmony is unincorporated, so Osceola County standards apply to the lot. Osceola County's lot-grading standard for new construction calls for the ground to fall at least 6 inches in the first 10 feet away from the foundation, and for paved surfaces within 10 feet to slope away from the house at 2 percent or more. Downspouts should empty onto ground that already slopes that way. Florida law also gives community development districts power over water management, and the ROA may set exterior rules, so check both before changing the outside of your home.
Besides Harmony, we work throughout Osceola County, including St. Cloud, Narcoossee, Kissimmee. See all service areas.
