Learn morePoinciana is one of the largest planned communities in Florida. The first family moved in during 1973, and its villages are split between Osceola and Polk counties.
Poinciana has homes from the 1970s through the 2020s, with new houses still going up on empty lots. A roof edge on a 1970s or 1980s home has seen decades of Florida weather, so we check the fascia and soffit before we hang new gutters on it.
The Association of Poinciana Villages says anything done to the outside of a property needs a permit from its design control board, with landscaping the only stated exception. Roofing and screen rooms are on its list. Its FAQ does not mention gutters, so call the board before you pick a color or style. Read the APV FAQ for the contact number. We can give you a written estimate to attach.
The land APV's developer bought in the 1960s included swamp, and much of Poinciana is flat. Where a downspout empties matters more than the gutter itself. We plan outlets so roof water leaves the foundation instead of sitting beside it, using extensions, splash blocks or an underground line where the lot allows.
The villages cross the Osceola and Polk line, and Solivita's stormwater ponds are maintained by the Poinciana Community Development District. The county your home is in decides whose permit and grading rules apply. A 72 mph gust was recorded at Poinciana High School during Hurricane Irma in 2017, so loose gutters and fascia are worth checking after a big storm.
Besides Poinciana, we work throughout Osceola County, including Kissimmee, Celebration, Harmony. See all service areas.
