Learn moreCelebration began as a planned community in 1994, with the first homes finished in 1996. Governance is layered, so check which association and rules apply to your address before changing anything on the outside of your home.
The Celebration Community Development District (CCDD) maintains lakes, stormwater retention areas and drainage systems, plus alleys, street trees and street lights. The Enterprise CDD handles water, reclaimed water and sewer utilities. The Celebration Residential Owners Association (CROA) is the homeowners association, and membership is automatic for lot and unit owners. See the community governance page for details.
Celebration's design guidelines say gutters must be seamless, and PVC is not permitted. Metals may not be mixed, such as aluminum gutters with copper downspouts. Most homes use 6-inch ogee or half-round, Mediterranean homes use half-round only, and 7-inch can be requested where the roof needs more capacity. Half-round is required where exposed rafter tails are visible from public areas. Send in a written estimate showing locations, style, materials and colors with the request.
The guidelines put downspouts at a corner of the structure, not midway along a wall, and at the rear of the front facade zone or farther back. They may not run down front columns, and extensions may not be attached. Splash blocks are limited in size and must be screened by landscaping. That makes where each downspout lands a planning step, and an underground drain with an identified outlet is one option the guidelines allow.
Condominium applicants must attach approval from their condominium association. On attached homes, ask who maintains the gutters and whether a shared roofline means shared work before you request an estimate.
