Learn moreHaines City sits in the sandy Lake Wales Ridge uplands. About six in ten of its homes went up after 2000, and the historic Oakland community and older streets sit alongside them.
Sand drains quickly, and on a ridge the water table is usually deep, so roof water spread over a lawn tends to soak in. The trouble comes when runoff gathers in one spot. In July 2026 BayNews 9 reported that several homes on Navel Circle North had been surrounded by water several times in a few weeks. One resident, who has lived there since the late 1980s, said flooding has always been a problem there and has gotten worse in recent years. Crews laid asphalt curbing across yards to redirect runoff, and the city said it was monitoring the situation. That is a street drainage issue and the city's job. What we can control is your roof water, so it is not adding to what flows through the yard.
The Census Bureau's 2020 to 2024 estimates put about 58 percent of Haines City homes as built since 2000, about 21 percent between 1980 and 1999, and about 11 percent before 1960. Older homes in the historic Oakland community and elsewhere often need the fascia checked first, since boards that softened over decades have to be fixed before new gutters go up. Homes from the 1980s and 1990s are reaching the age when original gutters sag or leak at the seams. Newer homes usually need the right size and well-placed downspouts, and often the HOA's sign-off on color.
Polk County's emergency management director called Haines City one of the hardest struck areas of the county in Hurricane Ian in 2022, along with Davenport. Reports from the time describe mostly wind and power damage: widespread outages, downed trees, and minor roof and siding damage, as the city assessed it. For gutters, that points to loose hangers and debris. After any big storm, check that gutters still sit tight to the fascia and clear leaves and twigs from the gutters and downspouts.
