Learn morePort St. John is an unincorporated community north of Cocoa and south of Titusville. Voters turned down incorporation in November 2002, so county rules apply and most homes are single-family houses.
Census-based estimates show about 95 percent of Port St. John's housing units are single-family, and about 9 in 10 occupied homes are owner-occupied. That means the roof edge, gutters and fascia are usually the owner's call. We look at the fascia and roof edge first on older homes, because new gutters are only as solid as the board they hang on.
Housing units in Port St. John grew from about 6,350 in 2000 to about 9,270 in the 2017 to 2021 estimates. Homes from different building periods age differently, so we match gutter size and fasteners to the actual roof and fascia, not to the neighborhood name.
Because this is unincorporated, there is no city hall to call about exterior changes. Some subdivisions have deed restrictions or an HOA, and some do not. Look at your closing papers or ask your association before choosing a style or color.
Besides Port St. John, we work throughout Brevard County, including Titusville, Cocoa, Merritt Island. See all service areas.
